VanMeter Residence + Guest House

Lexington, KY

Renovation & addition of 1920s bungalow. The original structure was gutted and renovated from roofing to basement slab. Opening the floor plan and playful modification of section bathe the interior with natural daylight. The historic detailing of the home has been restored and the modern addition is married to the existing by paying homage to the classic bungalow style.

A 750 SF, 1‐1/2 story addition helps to minimize the additional footprint while adding Living Room, 2 Bedrooms, 3 Bathrooms, Mud Room & Outdoor Second Floor balcony that overlooks a new vegetated roof. The plan is efficient and yields highly functional spaces that stitch together new & old.

Environmental Features: low‐e insulated windows, r‐values that well exceed minimum energy code requirements. Salvage and reuse of materials from on and off site include flooring, cabinetry, and doors. Use of products containing renewable and recycled materials. Low/No VOC finishes are priority for healthy indoor air quality and low‐flow plumbing fixtures use water efficiently. Stormwater run‐off is mitigated by permeable pavers to be installed in the outdoor living space and vegetated roof situated over a deep southwest porch that shields the new living area from summer sun.
